Internet Data Exchange (IDX) is a system that allows licensed real estate agents to display listings from other brokerages who are members of the same MLS (Multiple Listing Service).

When you see a listing on this website, the information shown is provided by a broker or agent that has entered the data directly into the MLS system.

 If we discover we an inaccuracy, we notify that broker so they can can correct it.

We are not allowed to directly modify information obtained via IDX. So, it’s possible you may come across something that’s inaccurate. If you do see anything that’s wrong, please notify us so we can let the other broker know!

Generally speaking, a website built on data retrieved from the IDX (like yallable.com) has the most comprehensive list of available homes for sale. However, sellers do retain the right to prohibit their property from being displayed on the internet. We’ve found that it’s very rare for a seller to do this though!

In almost all cases, yes! Some IDX websites may only update listings once per day. We request updates from our IDX provider several times per day (every 1-2 hours) so you see the latest information. Of course there could always be a glitch, but if it happened, we’d correct it ASAP.

On each property detail webpage, you can see when the listing was last updated. This is when information was last modified on a listing, like a change in price. Although we retrieve updates several times per day, if the listing information hasn’t changed for a particular property, the “last updated date” will remain the same and will still reflect when information for a listing was last modified.

This is why you will notice that listings may have different “last updated” date/times than others. We show last modification time stamp per listing, not just when our entire system requests an update.

Texas is one a few states that are non-disclosure states, meaning there’s no law that forces people to disclose the actual sales price of their home to state government, appraisal districts or for public record.

Most, if not all, real estate associations in Texas don’t provide the sold data to display via IDX.
